Unit 1 Stadium Business Park and Unit 18 Parkwest Industrial Estate

In March 2007, the Jones Lang LaSalle Industrial team were instructed by Whelan  Distribution to sell two large buildings in Dublin, one located in Stadium Business Park, the other in Parkwest Industrial Estate.

By December of the same year, the sale of both properties completed achieving a combined price in excess of €23.5 million.

Unit 1, Stadium Business Park, which is situated on a 3.71 acre site, has an overall external floor area of approximately 7,271m² with eight dock levellers and one grade- level door. Eaves height is 12 metres. 

Unit 18, Parkwest Industrial Estate has a floor area of 6,715m² with 12 dock levellers and a 9.3-metre eaves height. Finding a potential buyer for this particular property proved more difficult than would normally be the case for a well-kept industrial unit in a desirable location. This was because a substantial section of the building is used solely for chilling purposes; in effect, the entire building is a temperature-controlled distribution facility. 

Bearing in mind the large size of these two buildings – and the unusual spec of one of them – coupled with the fact that the turnaround between the issuing of the initial client instruction and the completion of the two sales was less than nine months, this represented an exceptional achievement on the part of Jones Lang LaSalle.
